Thank you for considering Excellent Home Design & Build for the shower renovations at Peony Garden SPA. This document sets out exactly what we will do, what we will use, when we will work, and what it will cost — so there are no surprises once construction begins.
The spa will remain open during construction. All work is performed overnight between 8:00 PM and 9:00 AM, with the work area cleaned and reset every morning.
Every shower receives a three-layer waterproofing system — membrane, backer board and waterproof coating — and is flood-tested before any tile is installed.
Showers are built one at a time in a planned sequence so the spa is never without an operational hallway shower.
The scope is broken into three work packages — one per shower — so every inclusion is documented. Anything not listed here is not included unless added through a written change order.
To minimize disruption to spa operations, the three showers will be completed in the following order. Working hours are approximately 8:00 PM to 9:00 AM, subject to site conditions.
Built first so spa staff and clients regain hallway shower access quickly.
Completed while one hallway shower is already back in service.
Built last so the spa always has at least one operational hallway shower.
All materials below are supplied and installed by Excellent Home. Final selections (tile colour, glass hardware finish) are confirmed in writing with you before purchase.
Shower fixtures (supplied by client) · municipal building permit · concealed plumbing or framing remediation discovered during demolition (quoted separately as a change order).
Every shower we build follows the same sequenced process — so the substrate is properly waterproofed, the tile is set straight, and the glass is templated to a finished space.
Protect spa floors, walkways and adjacent treatment rooms. Set up dust barriers and isolate the work area before each overnight shift.
Carefully remove existing shower enclosures, tiles and substrates. Bag and remove all debris before the spa reopens in the morning.
Reframe and enlarge the hallway shower openings by ~10" to provide proper swing clearance for the new glass doors.
Install waterproof membrane, cement backer board and apply waterproof coating to walls and shower base.
Flood-test the waterproofed shower pan and walls. Confirm no leaks before any tile work begins.
Install 24" × 48" porcelain tiles to walls and floor with precise alignment, even grout joints and clean transitions.
Template the custom frameless glass once tile is cured. Fabricate and install the enclosure with premium hardware.
Detail-clean each completed shower, walk through with the client and confirm sign-off before moving to the next unit.

Workmanship warranty on renovation work performed under this contract.
Commercial General Liability insurance, plus valid WSIB coverage.
